APRIL 2013

Chuck Mitchell, CPM, CCIM completed a lease extension for 6,142 SF of office space at the Wilshire Plaza located at 154 Wilshire Blvd, Casselberry, FL. Chuck represented the tenant - Orlando faith based organization “Man in the Mirror”. Charles Frederick, President of Realty Capital represented the landlord.

Jean-Paul Beaulieu, CLS completed 13,940 SF of retail lease transactions in Orlando, Ormond Beach, and Daytona Beach.

First Capital would like to congratulate Jean-Paul Beaulieu for earning the designation of Certified Leasing Specialist (CLS) with International Council of Shopping Centers and for being named a CoStar Power Broker Award Winner for Top Leasing Retail Broker in the Orlando market in 2012!

This month, he completed two leases at North Pointe Place, 2900 N. Orange Avenue, Orlando. A 5-year lease for 2,300 SF to Tissue Banks International, Inc., represented by Brent Barnes with CBRE. And a 5-year lease for 3,660 SF to Loch Haven Pediatrics, represented by Sarah Castor with Cresa Orlando. Jean-Paul represented the Landlord - BST Northpointe, LLC. He also completed a 5-year lease with Insight Credit Union, for 1,604 SF at The Village at Hunter's Creek in Orlando. Jean-Paul represented the Landlord - Charles J. Mitchell Jr., Receiver for The Village at Hunter's Creek.


FEBRUARY 2013

Jean-Paul Beaulieu completed the Sale of a 4,725 SF industrial building at 2718 Pemberton Drive in Apopka, Florida. The building sold for $349,000 to Duffield Investments, LLC. Jean-Paul represented the Seller, Tucci Masonry, Inc.

First Capital completed the following transactions:

- Rumba Fitness, LLC signed a 4-year lease for 1,800 SF at the Village Square in Orange City, FL. Dan Van Nada represented the Landlord in the transaction.

First Capital completed the following transactions:

- Chris Fojo, CCIM represented the Seller of two buildings at 1120 North CR 427 in Longwood, FL. The buildings comprising 3,331 SF of office space sold for $245,000. Grace Realty represented the Buyer - a local building contractor. 

- Orlando Counseling Center signed a 5-year lease for a 1,921 SF office building in Maitland, FL. Trent Scott represented the Landlord in the transaction.

- Stogies at the Village signed a 5-year lease for 2,199 SF, and Great Looks Salon signed a 1-year lease for 1,950 SF at the Village at Hunter’s Creek in Orlando, FL. Jean-Paul Beaulieu represented the Landlord in the transaction.

- All Star Barbershop 3, LLC signed a 2-year lease for 1,000 SF of retail space at Nick’s Plaza in St. Cloud, FL. Jean-Paul Beaulieu represented the Landlord in the transaction.


NOVEMBER 2012

First Capital completed the sale of Cypress Station, a 27,600 SF mixed-use development at 5535 Cypress Gardens Boulevard in Winter Haven, Florida. The property sold for $2.3 million. Trent Scott and Jean-Paul Beaulieu represented the Seller, First Southern Bank.

First Capital completed the sale of a 2,700 SF retail building at 1500 West Fairbanks Ave. in Winter Park, Florida. The building sold for $350,000 to Veigle Properties, LLC. Trent Scott and Jean-Paul Beaulieu represented the Seller, SunTrust Bank Trust Department.

Chuck Mitchell, CPM, CCIM has been appointed Receiver for an 18,000 SF retail center in St. Cloud, and a 7,000 SF office building in Oviedo, Florida, FL.

First Capital acquired the management and leasing contracts for three commercial properties in Downtown Orlando. The buildings, located at 120 S. Orange Avenue and 320 & 326 N. Magnolia Avenue are a combined 31,000 SF of office and retail space.

Chuck Mitchell, CPM, CCIM has been appointed Receiver for a 33,000 SF multi-tenant office/warehouse building in South Orlando, FL.

Chuck Mitchell, CPM, CCIM has been appointed by the Ninth Circuit Court as Receiver for a 10,000 SF never-finished auto repair center in Kissimmee, FL.  As Receiver, Mitchell will be responsible for the completion of construction and obtaining a Certificate of Occupancy.


AUGUST 2011

Chuck Mitchell, CPM, CCIM has been appointed Receiver of three new properties: A 10,000 SF retail/office building in downtown Haines City, a 15,000 SF medical office building in Longwood, and a 21-unit residential complex in Orlando, Florida.

FCPG has wrapped up its 2011 Tax Certificate Program and was successful in purchasing $1.95 million of delinquent tax certificates for investors. Over the last four years FCPG has placed over $11 million dollars of investor equity in tax certificates. The certificate marketplace continues to be more competitive; bringing rates down, likely as a result of fewer investment alternatives.

First Capital completed five retail transactions in three centers last month totaling 16,200 SF. The completion of these leases brings Sprint Plaza in Daytona Beach to 100% occupancy.
