Chuck Mitchell, CPM, CCIM has been appointed Receiver for Cypress Station - a 28,000 SF mixed-use property in Winter Haven, and a pair of office buildings comprising 3,300 SF in Longwood, FL.

DEC 2011
First Capital Property Group, Inc. completed the following transactions in the month of December:

Hiland Plaza, a 12,660 SF Retail Strip Center at 6908 Silver Star Road, sold for $750,000. Jean-Paul Beaulieu of First Capital represented the Seller, Agape at Rib Pointe Economic Development Ministry, LLC.

Sunshine State Technical Institute, Inc. signed a ten-year lease for 3,600 SF at 4205 E. Graves Avenue in Orange City. Jean-Paul Beaulieu represented the Landlord, Shah Investments, LLC. Mez Birdie of NAI Realvest represented the tenant.

Stick It! Gymnastics of Central Florida, LLC signed a three-year lease renewal for 12,375 SF at 6208 South Orange Avenue. Jean-Paul Beaulieu represented the Landlord, Charles J. Mitchell, as Receiver for South Orange Avenue, LLC.

Chuck Mitchell, CPM, CCIM has been appointed Receiver for an 18,000 SF retail center in St. Cloud, and a 7,000 SF office building in Oviedo, Florida, FL.

First Capital acquired the management and leasing contracts for three commercial properties in Downtown Orlando. The buildings, located at 120 S. Orange Avenue and 320 & 326 N. Magnolia Avenue are a combined 31,000 SF of office and retail space.

OCT 2011
Chuck Mitchell, CPM, CCIM has been appointed Receiver for a 33,000 SF multi-tenant office/warehouse building in South Orlando, FL.

SEP 2011
Chuck Mitchell, CPM, CCIM has been appointed by the Ninth Circuit Court as Receiver for a 10,000 SF never-finished auto repair center in Kissimmee, FL.  As Receiver, Mitchell will be responsible for the completion of construction and obtaining a Certificate of Occupancy.

AUG 2011
Chuck Mitchell, CPM, CCIM has been appointed Receiver of three new properties: A 10,000 SF retail/office building in downtown Haines City, a 15,000 SF medical office building in Longwood, and a 21-unit residential complex in Orlando, Florida.

FCPG has wrapped up its 2011 Tax Certificate Program and was successful in purchasing $1.95 million of delinquent tax certificates for investors. Over the last four years FCPG has placed over $11 million dollars of investor equity in tax certificates. The certificate marketplace continues to be more competitive; bringing rates down, likely as a result of fewer investment alternatives.

First Capital is excited to announce that Jean-Paul (J.P.) Beaulieu has joined the company as Retail Leasing Associate, concentrating on Landlord representation of retail shopping centers.

First Capital completed five retail transactions in three centers last month totaling 16,200 SF. The completion of these leases brings Sprint Plaza in Daytona Beach to 100% occupancy.

First Capital has been appointed to manage Village Shoppes, a 49,000 SF shopping center in Altamonte Springs.

Office Specialist Nicholas Fouraker completed a 10-year lease for 6,258 SF at 7620 University Blvd. in Winter Park, Florida. Jane Herman represented the landlord, Equity One. Fouraker represented the tenant, Rocky's Replay, Inc.

Retail Specialist Craig Katterfield completed five transactions totaling 10,650 SF. Smoke Shack Barbeque leased 2,450 SF at Rivergate Village in Ormond Beach for 5 years. Atis Holdings, LLC leased 2,400 SF at Oakridge Plaza in Orlando for 5 years. Katterfield represented the Landlord, Rivergate Oakridge, LLC in both transactions.

Liberty Tax signed a 40 month lease for 1,600 SF at Apopka Square in Apopka. Katterfield represented the landlord, Festival Properties, Inc.

Firehouse Subs signed a lease for 1,400 SF and Mattress One 1 a lease for 2800 SF, each lease was for 5 years at Sprint Plaza in Daytona Beach. Eric Alexander at Prudential Commercial Real Estate represented Firehouse Subs. Mike Charron at Real Property Specialists represented Mattress One 1. Craig Katterfield represented the Landlord, Sprint Plaza, LLC in both transactions.


DEC 2010
First Capital Property Group, Inc. has completed a 10-year lease deal for the 15,134-square-foot former headquarters of the Orlando Orange County Expressway Authority. Chuck Mitchell, CCIM, Nicholas Fouraker, and Trent Scott of First Capital Property Group represented the Expressway Authority in the transaction. David Kowalchuk and Todd Davis of Colliers International represented the tenant - Delaney OB/GYN.

First Capital Property Group has been hired by special servicer Orix Capital Markets, LLC to manage and lease the Vero Beach Corners Shopping Center in Vero Beach, FL. Craig Katterfield, First Capital’s Retail Specialist, will handle the leasing.

First Capital Property Group, Inc. is celebrating its 15th year in business this month. The Orlando-based commercial real estate company got its start when two former CNL Properties employees - David Pierce and Chuck Mitchell - formed their own company with a small portfolio of properties. After Pierce retired, Mitchell continued to expand the company’s services to all facets of commercial real estate.

First Capital Property Group was listed by The Orlando Business Journal as one of Central Florida’s 25 largest Commercial Brokerage firms. Earlier this year, First Capital was listed as one of the 25 largest Property Management companies.

Retail Specialist Craig Katterfield completed four transactions at four properties totaling 30,372 SF. Katterfield represented the Landlords in all transactions. Aaron’s Rent to Own leased 9,520 SF at the Rivergate Village in Ormond Beach for 5 years. Quest Diagnostics leased 2,000 SF at the Lexington Plaza in Sanford for 5 years. Erik Poole of CB Richard Ellis represented the Tenant. Winter Park based La Familia Pawn leased 10,102 SF at the Oakridge Plaza and 8,750 SF at the Alamo Plaza. Will Slemons of Palmetto Real Estate represented the Tenant in both transactions.

Katterfield represented the Landlord - Highland Properties, LLC. Simone’s Salon, Inc. signed a 5-year lease for 2,100 SF at Rivergate Village, 114 S. Nova Rd. in Ormond Beach. Katterfield represented the Landlord - Rivergate Oakridge, LLC.

Retail Specialist Craig Katterfield completed three retail lease deals at the Sprint Plaza in Daytona Beach, Florida. Red Wing Shoe Company, Inc., Dan’s Fan City, Inc., and Daytona Spa each signed a 5-year lease for 1,400 SF. Sprint Plaza is located at 2525 W. International Speedway Blvd., one mile away from the Daytona International Speedway. Katterfield represented the Landlord - Sprint Plaza, LLC - in all of the transactions.

FCPG has wrapped up its 2010 Tax Certificate Program and was successful in the purchase of delinquent tax certificates totaling $4.38 million for various investors and investor groups. The certificate marketplace was much more competitive this year; bringing rates down, likely as a result of the perceived instability of other areas of the economy.
